This guide explains, in plain terms, how it usually works, what to do first, and where a clearance company like ours fits in. Can you clear a house before probate is granted?

Usually, everyday household items can be cleared before probate is granted. Anything of real value — antiques, jewellery, art, or items likely to count towards inheritance tax — should be left in place until probate is issued and the values are confirmed. If you're not sure which is which, that's completely normal; we flag anything we think falls into that category before we remove it, so nothing is done in a rush.

Sort the important things first

Before any clearance, it's worth setting aside: personal documents and paperwork, photographs and keepsakes, anything of obvious value, and anything promised to or wanted by family members. Take your time with this part — once it's set aside safely, the rest is much easier to deal with.

Getting a valuation

For probate, items over roughly £500 in value may need a formal valuation for the estate's records. If you think there are valuable pieces in the property, it's worth getting these looked at before anything is moved. We're happy to point you in the right direction.

Working with solicitors and executors

If a solicitor is involved, the clearance is usually arranged once they give the go-ahead. We can collect keys from a solicitor, agent, neighbour or key safe, work to whatever timeline suits, and send photos at the start and end of the day. Many families arrange the whole thing over the phone without needing to be there.

What happens to everything else

We're not here to send a houseful of memories to landfill. Up to 95% of what we remove is reused, donated to local charities and reuse schemes, or recycled. Only what genuinely can't be saved goes to disposal, and you'll get a waste transfer note for the estate's records.

Do you have to be there on the day?

No. We can collect keys and handle the whole clearance for you, sending photos so you can see the property before and after. For families who live away — which is very common — this takes a real weight off.

Sorting probate yourself?

More families now handle probate without a solicitor, and that's perfectly possible for many estates. Even if you're doing the paperwork yourself, you can still get professional help with the house clearance — you don't have to take that part on alone.
