Honest answers to what people ask us most

How much does a house clearance cost?

We publish our prices. Single items from £25, one-bed flats £220–£300, two-bed houses £450, three-bed houses £600–£900. Final quotes always factor in access and exact volume. Try the estimator for a ballpark figure.

How quickly can you come out?

Single items and smaller jobs are often same week. Full house clearances usually go in the diary one to two weeks ahead. Urgent probate or end-of-tenancy work can sometimes be brought forward — call and we'll tell you what's possible this week.

What happens to the items you remove?

Up to 95% is reused, donated, or recycled. Usable furniture goes to local reuse schemes and charities; recyclable materials go to licensed facilities. Only a small fraction ends up as general waste, all of it through licensed waste transfer.

Are you licensed and insured?

Yes — fully insured with Direct Line for £500,000 public liability cover. Environment Agency waste carrier licence: CBDU605135. Waste transfer notes are provided on every job.

Do I need to be at the property?

No. We can collect keys from an agent, solicitor, neighbour, or key safe, and send photos at the start and end of the day. Many probate and end-of-tenancy clearances are handled entirely by phone and email.

Can you clear a probate house before probate is granted?

Everyday household items can usually be cleared before probate is granted. Items of significant value should stay in place until probate is issued and values confirmed for inheritance tax. We can advise on this when we quote — see our probate clearance page for the full process.
