Unlike most local clearance companies, we publish our prices up front. Single items start at £50. A full van (1,000kg) is £450. No hidden extras, no meter running — every quote is fixed in writing before we start.
For a rough guide, a 1-bed flat typically needs between a ½ and full van; a 2-bed is usually a full van; a 3-bed may need one or two vans. Every job is unique — final quotes factor in access and exact volume.

If you are working through a solicitor or executor and cannot be at the property yourself, we can collect keys and send photographs through at every stage — start of day, items set aside, and final sweep.
Everyday household items can usually be cleared before probate is issued. Items of significant value — antiques, jewellery, art, or anything likely to form part of the inheritance tax calculation — should be left in place, valued, and recorded before removal. We'll flag anything we think falls into that category during the quote and before we start.
We regularly work directly with solicitors handling estates across Burton and Staffordshire and the wider Midlands. We can invoice the estate, provide waste transfer notes for the records, and coordinate access entirely through the solicitor's office if the family prefer.

No. We can collect keys from an agent, solicitor, neighbour, or key safe, and send photos at the start and end of the day. Many of our probate clearances are handled this way — particularly when family members live away from Leicestershire.

It depends. A skip can be cheaper if you only have a small amount of waste and are happy to load it yourself. For anything beyond one or two rooms, a house clearance usually works out better value once you factor in the skip permit (£30–£150), your time loading, and items a skip firm cannot take. We're always happy to tell you honestly which would suit your job.
Often yes, particularly for single items and smaller clearances. Call us and we'll tell you honestly what's possible this week. Full probate clearances usually go in the diary one to two weeks ahead.
We cannot take asbestos, clinical or medical waste, sharps, gas cylinders, or large quantities of paint, oil, or chemicals. Small quantities of household chemicals may be fine — check with us. For anything we can't take, we'll point you to the right specialist route.
