Full house clearances
One-bed flats through to large family homes. Usually finished in a single day.
Tamworth sits in an awkward bit of the Midlands map — too far north for most Birmingham clearance firms, too far west for most Leicestershire ones. We're not most Midlands clearance firms. HFC Clearance covers Tamworth and the surrounding B77, B78, and B79 postcodes regularly, with the same fixed-price quotes, licensed disposal, and up-to-95% recycling we offer everywhere else we work.
Whether it's one item or an entire property, we handle the lot — carefully, legally, and with as much reuse as possible.

Unlike most local clearance companies, we publish our prices up front. Single items start at £50. A full van (1,000kg) is £450. No hidden extras, no meter running — every quote is fixed in writing before we start.
For a rough guide, a 1-bed flat typically needs between a ½ and full van; a 2-bed is usually a full van; a 3-bed may need one or two vans. Every job is unique — final quotes factor in access and exact volume.
For anything on this list, we can point you to the right specialist route — ring us and we'll help.
Most jobs are finished in a single day. As a rough guide:
We work across the B77, B78, and B79 postcodes and the neighbouring Staffordshire villages:
If your village isn't on this list, please call — we almost certainly cover it.
Five simple steps from first call to final sweep. Most jobs done in a day.
Call, WhatsApp, or email with a rough idea of what's there.
From photos, a short video, or a quick visit. Usually back within 2 hours.
Often same week for small jobs. Full clearances go in 1–2 weeks ahead.
We bring everything. You don't lift a finger. Key collection if off-site.
Swept and ready for sale, let, or solicitor handover. Notes provided.
Hopwas, Drayton Bassett, and the older parts of central Tamworth have a good number of Victorian and Edwardian properties where probate clearance work comes up. Tamworth's geographic position means many families dealing with a deceased relative's estate live elsewhere — Birmingham, the wider West Midlands, or further afield. We move at your pace, handle items with care, and set aside anything you want to keep before the rest is cleared.
We can collect keys from the solicitor's office and handle the entire clearance without you needing to visit Tamworth at all — useful when family lives at a distance.
Everyday household items can usually be cleared before probate is issued. Items of significant value — antiques, jewellery, art, or anything likely to form part of the inheritance tax calculation — should be left in place, valued, and recorded before removal. We'll flag anything we think falls into that category during the quote and before we start.
We regularly work directly with solicitors handling estates across Staffordshire and the West Midlands — including firms in Tamworth, Lichfield, and Birmingham handling Tamworth-area estates. We can invoice the estate, provide waste transfer notes for the records, and coordinate access entirely through the solicitor's office if the family prefer.
Tamworth's rental market is a mix of long-term lets in Wilnecote and Glascote, and shorter-term lets in newer developments around Stonydelph and Belgrave. Whichever applies, we can turn most rentals around within 48 hours of the call. Fixed price, fully insured, waste transfer note provided.
Under the Duty of Care (Environmental Protection Act 1990), you as the landlord remain responsible for any waste that leaves your property — even if someone else removes it. If an unlicensed clearance firm fly-tips items from your Tamworth rental, the fine lands with you, not them. Using a registered waste carrier (Environment Agency licence CBDU605135) and keeping the waste transfer note is the evidence you need to satisfy your obligations.
We provide that paperwork on every job, without being asked. There's no postcode surcharge for Tamworth jobs — same fixed pricing as the rest of our Midlands coverage.
Not every job needs a clearance company. Here's an honest comparison so you can work out what fits.
| HFC Clearance | Skip hire | Council bulky waste | DIY to tip | |
|---|---|---|---|---|
| Labour | Included | You load | You place at kerb | You do everything |
| Permit needed | No | If on road (£30–£150) | No | No |
| Fixed price | Yes, in writing | Yes, per skip size | Per item | Variable |
| Turnaround | Same week | 2–7 days on hire | Weeks | Weekends |
| Waste transfer note | Yes | Sometimes | No | No |
| Recycling / reuse | Up to 95% | Landfill-biased | Landfill-biased | You decide |
| Takes awkward items | Yes | Some items banned | Refused | Your problem |
| Good for probate | Yes — items set aside | No | No | Hard on family |
Honest summary: if you have a half-skip of waste, are happy to do the loading, and don't need a paper trail — a skip may be cheaper. For anything beyond one or two rooms, or for probate / end-of-tenancy work where the paperwork matters, a professional clearance usually works out better value once time is factored in.
Based in the East Midlands. You speak to the people doing the work — not a national call centre.

Everything agreed up front. No meter running on the day, no surprise add-ons.
Fully insured with Direct Line for £500,000 public liability. Cover details available on request — particularly important for probate and landlord jobs.
Fridges, mattresses, pianos, sheds, hoarder homes. If it needs to go, we'll take it — legally and responsibly.

We publish our prices up front. Single items start at £50, a ½ van is £220, and a full van (1,000kg) is £450. Per-item prices run from £25 for POPs waste to £120 for a piano. A 1-bed flat typically needs ½ to a full van; a 3-bed may need one or two vans. All quotes are fixed in writing. See our full pricing guide.
Most jobs are finished in a single day. A three-bed house typically takes four to six hours with a team of two. Very cluttered or large properties may run into a second day — we'll tell you honestly when we quote.
Yes. We cover Tamworth town centre and the surrounding B77, B78, and B79 postcodes, including Wilnecote, Glascote, Bolehall, Two Gates, Amington, Polesworth, Dordon, Hopwas, Hints, Drayton Bassett, and Fazeley. We also work just over the border in Lichfield (WS13–WS14) and Whittington.
Everyday household items can usually be cleared before probate is granted. Items of significant value — antiques, jewellery, art — should stay in place until probate is issued and values recorded for inheritance tax purposes. We'll flag anything we think falls into that category when we quote, and we can coordinate directly with your solicitor.
Up to 95% is reused, donated, or recycled. Usable furniture goes to local reuse schemes and charities wherever possible. Recyclable materials go through licensed recycling facilities. Only a small fraction ends up as general waste — and all of that goes through licensed waste transfer, not fly-tipping.
No. We can collect keys from an agent, solicitor, neighbour, or key safe, and send photos at the start and end of the day. Many of our probate clearances are handled this way — particularly when family members live away from Staffordshire.
Yes — HFC Clearance is fully insured with Direct Line for £500,000 public liability cover. Environment Agency waste carrier licence: CBDU605135. Waste transfer notes are provided on every job.
It depends. A skip can be cheaper if you only have a small amount of waste and are happy to load it yourself. For anything beyond one or two rooms, a house clearance usually works out better value once you factor in the skip permit (£30–£150), your time loading, and items a skip firm cannot take. We're always happy to tell you honestly which would suit your job.
Often yes, particularly for single items and smaller clearances. Call us and we'll tell you honestly what's possible this week. Full probate clearances usually go in the diary one to two weeks ahead.
We cannot take asbestos, clinical or medical waste, sharps, gas cylinders, or large quantities of paint, oil, or chemicals. Small quantities of household chemicals may be fine — check with us. For anything we can't take, we'll point you to the right specialist route.
Yes, on every job — essential for landlords, executors, and business clients. It proves the waste left your property legally and went to a licensed facility, which protects you under the Environmental Protection Act 1990 Duty of Care.
